What does a distressed property look like?

Referral Payout Structure

  • 20% of the value add project profit, where most projects are completed within 3-4 months. This is paid out within 3 days of closing. The max payout is $25,000.

  • Paid out as 10% of the value add project profit, where most projects are completed within 6-8 months of project acquisition. The max payout is $40,000.

  • Value add project profit is defined as the difference between acquisition price and either the difference in loan carry and cash out refinance or the sales price, whichever comes first. For instance, if we purchase a property for $500,000, and invest $200,000 to add value (cosmetic and mechanical upgrades), our cash outlay is $700,000. If we sell the property for $1 million, your referral would be $25,000 if this was a single family home, or $30,000 if this was a commercial property. This acquisition would not quality for a cash-out refinance based on our criteria. If there was a cash-out refinance, the referral criteria would be applied on the net cash-out value.
